Titled Riads, Renovated Riads, and Riads to Renovate: What Are the Differences?
Three key factors shape Marrakech's riad market and have a significant impact on purchase prices.
The Property Title: A Non-Negotiable Requirement
A titled riad has an official property title registered with the Moroccan Land Registry. This is the only solid legal guarantee for a foreign buyer. We strongly advise against purchasing an untitled riad (with “melkia” status), even at an attractive price: the registration process can take years and does not always succeed. All the riads we offer have registered property titles.
The Riad's Condition: Renovated or in Need of Renovation?
A renovated riad is ready to live in or operate immediately: compliant electrical installations, updated plumbing, checked terrace waterproofing, and preserved traditional finishes. Prices start at around €400,000 for a 3-bedroom riad and exceed one million euros for larger properties.
A riad in need of renovation costs 30 to 50% less, but requires a renovation budget of between €800 and €2,500 per square metre, depending on the scope of the project. This is an ideal option for buyers who want to personalise their property and control every detail, provided they work with a local architect and a reliable building contractor.
The Guesthouse Operating Licence
If you plan to operate your riad as a guesthouse or holiday rental, check that the property has, or is eligible to obtain, a tourism operating licence issued by the Ministry of Tourism. This licence significantly increases its resale value.
How Much Does It Cost to Buy a Riad?
